
Environmental Due Diligence
Desktop Review
Desktop reviews provide a cost-effective solution for property screening, making them ideal for refining options or efficiently evaluating large portfolios. Our desktop reviews include an analysis of environmental databases, historical documents, and prior reports, if available. However, they do not include site visits, interviews, or Freedom of Information Act (FOIA) requests, which are typically included in a Phase I Environmental Site Assessment (ESA).
Transaction Screen Assessment (TSA)
TSAs encompass a review of the same information as a desktop review, along with an on-site property visit. While less comprehensive than a Phase I Environmental Site Assessment (ESA), TSAs adhere to the American Society for Testing and Materials (ASTM) E1528-22 standard. This option does not fulfill the All Appropriate Inquiry (AAI) requirements established by the Environmental Protection Agency (EPA) for Landowner Liability protections, but can be a faster and cheaper way to identify major environmental concerns.
The Phase I ESA is the gold standard for assessing environmental risk during a property transaction or refinance. Following the American Society for Testing and Materials (ASTM) E1527-21 standard, Phase I ESAs meet the EPA’s requirements for All Appropriate Inquiry (AAI). Envise’s Phase I ESAs include a visit to the property by an Environmental Profession (EP), an environmental database review, a Freedom of Information Act (FOIA) request from pertinent government agencies, and a review of historical documents:

Phase I ESAs also research and consider the geology, hydrology, and topography when identify Recognized Environmental Conditions (REC). Our reports summarize this information in a clear and straightforward way including photos and maps of our findings.
